Beach Huts Days Booking Terms & Conditions




Full payment plus deposit is required in advance for all bookings. Payments can be made by bank transfer or by cash in person (do not post cash).  Sorry, but we are unable to accept cheques.


A returnable security deposit of £50 a day or £150 a week or £300 for a month is also due at the time of booking.  




  • All cancellations must be immediately notified by telephone and then in writing by email to the below address. If you cancel your hire more than 6 weeks before arrival date, then a 50% refund will be given and a cancellation admin charge of £20 will added. Less than 6 weeks notice then no refund can be given.

  • If you cancel less than 6 weeks prior to the hire then the full balance paid is non-refundable. 

  • Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your hire. or your booking will be transferred to a new date whichever is requested. Our liability for cancellation will be limited to payments made to us.

  • We cannot accommodate transfer of bookings due to any unfavourable weather conditions unless there has been a met office amber weather warning in which case you will be advised by us that the huts are closed due to health and safety reasons and your booking will be transferred to a more favourable date.

  • Booking dates are not transferable for any other reason than the above once they have been purchased.

  •  The number of persons permitted to use the hut per booking, at any one time, must not exceed 6,          (regardless of age). A booking at Heartsease has a maximum of 3 persons regardless of age. We  reserve the right to terminate the booking without notice and without refund in cases of a breach of  this condition, and if already checked in - you will be asked to leave the hut.

  •   One booking of two huts (SeaBreeze and HeartEase or Skye and Ithaca ) must not exceeds a total of     12 persons (6 persons per hut). We reserve the right to terminate the booking without notice and           without refund if you are in breach  of this condition.

  • Only those people named and whose contact details have been given on the booking form (for government track and trace purposes) may use the huts. We reserve the right to terminate the booking without notice and without refund if you are in breach of this condition.

  •   No social gathering larger than the 6 people (or 3 at Heartsease) that are named on the booking sheet.   is permitted to gather outside the hut that has been booked. If a double booking has been arranged       then no social gatherings larger than 12 people that are named on the booking sheet, are permitted to   gather outside the huts that have been booked. For large group bookings of 8 persons or more there is   a £30 SUPPLEMENT charge. We reserve the right to terminate the booking without notice and             without refund if you are in breach of this condition.

  • Bookings cannot be accepted from persons under twenty-one years of age or from Stag or Hen groups.

  • The number of dogs in the group should be negotiated with the owner.This is to decide on the suitability of which hut to allot and to ensure the terraces do not become too overcrowded. 

  • We (the owner) reserve the right to refuse a booking without giving any reason.

  • Check in time is between 9am and 10am. Please let us know well in advance of your visit if you need to check in outside these hours as special arrangements will need to be made. We are sorry - last minute requests or changes cannot be catered for.

  • Daily hire normally commences at 9.00am unless otherwise agreed and guests are required to           vacate the beach hut on daily bookings at 19.00. Block bookings should leave by 16.00 on the           day of departure. This allows the accommodation to be thoroughly cleaned and prepared for the       next guests.

  • On departure please: empty bins, clean dirty dishes, wipe down surfaces and sweep the floors leaving the huts in a presentable state. Please take all personal items, litter and used barbecues with you. The bins cannot cope and they overflow in high season posing a health risk and enticing foxes and seagulls.

  • Please absolutely ensure the gas bottle is turned off at the tap and stove and that any used barbecues are fully extinguished and disposed of safely.

  • The client may in no circumstance re-let or sublet even free of charge – the beach hut may only be used by those named on the booking form.

  • All inventory must remain in the hut as it was on arrival and not be taken to another hut or off-site.


Deposit & Damages


  • Security deposit - In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. The security deposit will be returned within 5 days of the end of your stay less the cost of damage/breakages.

  • If the hut is not left in an acceptable standard on departure i.e. rubbish not taken away, washing up left or not put away, floors not swept, surfaces wiped down etc. a cleaning charge of £25 will be deducted from your security deposit.

  • Damage to property – Please treat the facilities & beach hut with due care so that other guests may continue to enjoy them. If you notice any damage, please let us know immediately so that we can take the appropriate action.

  • If there have been any breakages during your stay, we would be grateful if you could advise us before you leave. The hut will be inspected at the end of your stay & you may be charged for any loss or damage found.

  • On departure, please check you have securely locked the doors when you leave the property and return the keys unless otherwise arranged to:

  • Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Safety & Behaviour


  • Children under 18 must be supervised by their parents/guardians at all times.

  • No climbing on the beach hut roofs

  • No chalk writing on the concrete terraces

  • BBQ's should be held away from the hut as to not disturb other beach hut neighbours and it should be disposed of properly and safely

  • Swimming in the sea is taken at the individual's own risk.

  • Swimming in the sea safety rules should be abided by at all times.

  • We reserve the right to terminate a rental without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. Please be respectful of this shared space and the beach hut community.

  • Any problem or complaint which the client may have concerning their hire must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the hire time will not be considered by the proprietor.

  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

  • The huts are privately owned. We expect all our guests to enjoy the facilities and treat the beach huts and community with the same respect that they would with their own home.

By signing these T&Cs you are saying that:


  • You have read the Current Covid 19 Government Guidelines and also Beach Hut Days T&Cs and you agree with them. 


  • You have ensured that your stay complies with and adheres to these guidelines and terms. 

  • You have ensured that if you are meeting outside as a social gathering that you are complying with The Rule of Six.


  • You understand that any contravening of the government’s guidelines or Beach Hut Days T&Cs will result in the booking being terminated. 


  • We reserve the right to terminate the booking without notice and without refund in cases of a breach of these conditions. If already checked in - you will be asked to leave the hut.
